Q; Why do I need a REALTOR® to sell my home? Why can’t I do it myself?

A; You don’t by definition need a real estate agent to sell your home. Lots of people choose to sell their home off market and it works for them! But- if you’re looking to sell your home for the best price possible and avoid legal complications, hiring a real estate agent is ideal! Having a REALTOR® on your side means having someone to help navigate the market, co-ordinate showings and strategically negotiate on your behalf.

Q; If I’m a buyer, why should I need a REALTOR®?

A; Good question! If you’re asking this, likely you haven’t heard of caveat emptor- the principle that the buyer alone is responsible for checking the quality and suitability of goods before a purchase is made.

A real estate agent has access to tools that allow them to do due diligence on your behalf. This will help you avoid any surprises after closing day and protect you. Because ultimately, the sellers agent is working in the sellers best interest, not yours!

Q; If im a buyer whats my out fo pocket cost to work with a REALTOR®?

This depends on your contract with your real estate agent. In todays market 2-2.5% of the purchase price of the home is most common. However, the common misconception is that this is coming out of your pocket. A vast majority of the time this is offered by the seller out of the sale funds. And if not, your REALTOR® will be aware of this before you even visit the property.

Q; How do you determine the value of a home?

A; To determine a homes market value I complete a Comparative Market Analysis (CMA) by reviewing recent sales, current competition, market trends, and the unique features of your property. This ensures your home is priced accurately and competitively!
